How to Respond to a Low Offer on Your Luxury Home

By Thomas Switek, Associate Broker | Switek Real Estate | eXp Realty

What to consider

Review the entire offer before deciding: financing, earnest money, contingencies, concessions, and closing timing. Then consider your competition, other interest, and priorities. A counteroffer, revised terms, holding firm, or declining may each make sense depending on the circumstances.

You just received an offer on your luxury home and it's way lower than you expected. Your first reaction might be, absolutely not, and I get it. When you know what went into your home, the craftsmanship, the improvements, the property, and everything that makes it special, a low offer can feel like the buyer doesn't understand what they're looking at. But here's the important part. An opening offer is not necessarily the buyer's final number. It's the beginning of a negotiation. Before deciding how to respond, I want to understand the entire offer. How is the buyer financing the purchase? How much earnest money are they putting down? What contingencies are included? What's the closing timeline that they're proposing? What are they asking for in concessions? And most importantly, how motivated are they to actually own your home? Then we look at your position. Do we have other interested buyers? How long have we been on the market? What is the current competition and what terms would make a deal worth considering for you? Sometimes the right response is a counter offer. Sometimes we change the terms. Sometimes we hold firm. And sometimes the best decision is to say no and to move on. The point is, we don't make that decision based on emotion. We make it based on leverage, information, and what you're ultimately trying to accomplish. A low offer doesn't determine what your home is worth. It gives us an opportunity to find out whether there's a deal worth making. I'm Thomas Switek with eXp Luxury. If you're selling a luxury home in West Michigan, I'll help you evaluate the offer, understand your leverage, and decide how you want to respond.
