What to consider

One of the most expensive mistakes that you can make when selling a luxury home is getting the price wrong. In West Michigan, luxury homes can be especially difficult to price because the things that create value aren't always obvious on paper. Bespoke finishes, handcrafted details, waterfront access, usable acreage, privacy, a view, a setting that simply can't be recreated. Your home is more than square footage, bedrooms, bathrooms, and it shouldn't be priced like it is. The comparable sales matter, of course, but they're only a part of the story. You also have to understand what buyers are willing to pay a premium for, what other properties they'll compare yours against, and how your home should be positioned when it enters the market. Price too low and you could be leaving significant money on the table. Price too high and you risk losing the momentum that matters the most when your home first hits the market. The goal isn't to choose the highest price, it's to identify the price and the presentation that puts you in the strongest possible position to attract the right buyers and negotiate the best possible outcome. I'm Thomas Switek with eXp Luxury and if you're considering selling a luxury home in West Michigan, let's talk about how I position yours.
